E-Property Pass Book (EPPB):

From 1/4/2017 all properties are invalid for one year.You can’t sell or buy any property until u register your properties in the E-Property Pass book.

EPPB will be linked with PAN, Aadhar online. Owner has to personally report with ownership proof to Sub Registrar office where spl officers will enter all your property details in EPPB.

Once it is entered in EPPB your properties will become yours. They will have one more spl counter for emergency sellers, mortgagers, buyers where they can do exchange of properties but with full details of all properties.

Upto 31/3/2018 all properties will be entered in EPPB. From 1/4/2018 Govt will take over the properties not entered in EPPB.

A message doing rounds online, especially on social media sites like Facebook, Twitter and free messaging platform WhatsApp warns citizens in India about E-Property Pass Book asking them to report all their properties, or else Government will take over them. It is also said that during the process, starting since 1st April 2017, all their properties will be invalid for one year. No, the claims about E-Property Pass Book are not true.

Origin of Story

Post the demonetization in November 2016, as an attempt to curb corruption, in a rally, Indian Prime Minister Narendra Modi also spoke about taking action against ‘Benami’ Property. Benami in Hindi language means without a name. Benami properties refers to those whose actual owner is not the person in whose name it is (held by someone for someone else). After the Modi’s address on plan of surgical strike on benami properties, the warning message with reference to E-Property Pass Book (EPPB) surfaced online and went viral on social media.

It should be noted, the message claims that starting from 1 April 2017, all your properties will become invalid for one year, and that you will not be able to sell or buy any until your properties are not registered in the ‘e-property passbook’. It is also said that the ‘e-property passbook’ will be linked to your PAN and Aadhar cards online, and that you have to personally report your properties to Sub Registrar office with ownership proof. Citizens are warned, their properties will become illegal if not registered in e-property passbook; and they shall be curbed by Government.

Not Fact

Back in 2016, ABP News investigated into the claims of the viral message and found it to be a hoax. They contacted experts, who said no such concept of E-Property Pass Book exists in India or anywhere else in the world. To a related question, Minister of Urban Development of India, Venkaiah Naidu, said he had no such information about e-property passbook and called it a rumor. Even till this date of writing, there are no such reports of so called EPPB in media outlets or from Government of India.
